Mr. Dau, how would you describe the real estate market in Mallorca today? Has demand changed noticeably over the past years?

Yes, the demand remains exceptionally strong, although buyer behavior has become more selective. Following the extraordinary momentum of the post-pandemic years, today's buyers are taking a more considered approach, with a stronger focus on quality and long-term value.
Mallorca has established itself as one of Europe's most resilient luxury real estate markets. In times of geopolitical uncertainty and economic volatility, international investors are increasingly turning to stable tangible assets. Mallorca benefits significantly from this trend. Its unique combination of limited supply, outstanding lifestyle, and long-term value appreciation makes it one of Europe's most attractive property markets.
Through our work, we are also seeing growing international interest through our work as speakers at leading real estate, investment, and entrepreneurship events across Germany. These conversations consistently show that Mallorca is no longer viewed simply as a holiday destination, but as a unique combination of exceptional quality of life, political stability, and a secure environment for long-term investment.

Which property types are currently most sought after, and who is buying in Mallorca today?

Our clients primarily come from Germany, Switzerland, Austria, Scandinavia, the United Kingdom, and increasingly North America. Alongside second-home buyers, we are seeing a growing number of entrepreneurs, investors, and families.
We are seeing exceptional long-term potential in the regions where our offices are located: Alcúdia, Cala Ratjada, Santa Ponsa, Palma, and Santanyí. These locations combine excellent infrastructure and an exceptional quality of life with an attractive long-term investment potential.

Which factors are most important to buyers in Mallorca?

Location remains the single most important factor. For many buyers, uninterrupted sea views remain a top priority, while panoramic countryside and mountain views have become increasingly desirable. Privacy, tranquillity, and an exceptional setting are key decision-making factors. Reliable high-speed internet and flexible remote working capabilities are equally important. Buyers are investing not only in a property but also in a lifestyle.
Equally important is the legal status of the property. Buyers should ensure that all buildings, extensions, and renovations have been properly approved and fully compliant with local regulations before completing the purchase.

Which mistakes do first-time buyers most often make?

One of the most common mistakes is making purchasing decisions based purely on emotion. The legal status of buildings and extensions is often underestimated. Buyers should verify that all structures, pools, terraces, and renovations have been properly approved and compliant with the regulations.

What is your outlook for the Mallorca real estate market over the next three to five years?

I am convinced that Mallorca will further strengthen its position as one of Europe's leading premium real estate markets. The combination of limited supply, sustained international demand, an exceptional quality of life, and an outstanding level of safety is truly unique in Europe.

Capital seeks stability, and stable markets naturally attract further international investment. Mallorca is an compelling example of this dynamic. Buyers who invest today with a long-term perspective, supported by experienced local professionals, are not only securing an exceptional lifestyle but also a sound long-term investment.
